One build era, one layer under the carpet
50.3 percent of Dardenne Prairie went up between 2000 and 2009, which puts a very large share of the city's bedrooms and staircases inside one construction era. For a carpet job that is a statement about what is underneath more than about what is on top. There is one line of tack strip around the perimeter, set once by the builder and never moved since. There is one cushion, specified to a grade rather than to a room, which is why the traffic lane in an upstairs hall goes flat while the same pad under a bed is still doing its job. And there is a deck that has never been opened. Tear out in that stock is quick, and more usefully it is legible.
Predictable is not the same as unexamined. A build year cannot tell us what a household has done to a floor since, so the pad still gets looked at where the wear is worst, the deck under it still gets looked at, and neither costs anything.
The cushion is the part of a builder floor most worth changing
In a house built to a plan, the cushion is the item chosen to a grade rather than to a room. The same thickness and the same density go under the main bedroom, under the upstairs hall that every trip crosses, and on the stair that takes both. That is why the hall flattens first while the bedrooms still look serviceable. The face fiber up there is largely reporting what the cushion beneath it stopped doing, which is worth knowing before anybody decides the whole upstairs has to come out at once.
Changing the cushion is therefore the single change that most alters how a new floor feels and how long it holds its look, and it is the change a replacement gets to make freely, because nothing about it has to match anything. It is not free in every direction, though. A denser or deeper cushion finishes higher than what came out, and in this plan the place that shows is the foot of the stair, where carpet meets whatever runs through the open main level. That height gets taken at the measure and the cushion is specified against it, rather than the other way round.
Which rooms carpet still owns in a plan like this
In houses from this decade the main level tends to be open, and open plans have been steadily pushing carpet upstairs. What is left for it is not a leftover. Bedrooms are where softness underfoot is the whole point and where quiet actually matters. The upstairs hall is a wear problem wearing the disguise of a decorating problem. Stairs are their own trade, and the construction that survives a flight is rarely the one a bedroom would have picked.

Meeting a main level that has already changed
In a lot of these houses the main level has already gone to a hard surface, which leaves the bedrooms and the stairs as a second act. That makes the new carpet a partner to something already down rather than a free choice across the whole house, and it puts real weight on two places: the top of the staircase and the bottom of it, where carpet meets whatever is running through the open level.
Those junctions read as either deliberate or accidental, and there is no middle setting. So bring a photograph of the main level floor, or better, a spare plank or tile if one was left in the garage after the last job, which in a house of this age there very often was. Matching is easier with a physical piece in hand than with a phone screen in a lit showroom.
The room over the garage is not the room over the kitchen
If the plan includes a bonus room above the garage, that is the space in the house with the widest temperature swing, because there is no conditioned room under it and often not much between it and the roof. Carpet is a reasonable answer there and frequently the right one, since a soft floor is forgiving of a deck that moves with the season in a way a rigid surface is not. What it asks for is that the room be named at the measure rather than counted as one more bedroom. The deck gets checked for movement, the fasteners get checked where it meets the garage framing, and the perimeter is treated as its own edge rather than as an extension of the hall outside it.

Usually the original subfloor and the tack strip that went down with it, rather than layers of older flooring. What varies is the strip itself, whether it still sits at the right gap for the backing going down, and whether the cushion has broken down anywhere beyond the traffic lane.
