Cover the rooms people stand in
The aisles a lift truck runs are not a flooring project. The breakroom, the restrooms, the counter and the front office are, and each one asks a different question of the slab underneath it.
In a warehouse the floor already exists. It is a concrete slab, it was poured for the building rather than for a room, and for most of the square footage it is the correct finished surface. So the useful decision here is not which covering goes over the building. It is which rooms inside the building genuinely deserve one. sheet vinyl and tile both have a real job in an industrial property, and both of them have a boundary we would rather draw for you at the start than have you discover with material on site.
Lift trucks rule out everything we sell
A forklift or a loaded pallet jack puts a small, hard, heavily loaded wheel onto the floor and then turns it in place. That combination of point load and twisting scuff is beyond what any resilient covering or tile field is built to take, and the failure is fast and obvious rather than gradual. Racking legs and staged pallets add sustained point loads in the same rooms.
So the storage aisles, the dock area and the staging floor stay slab, and if that slab needs treating, it wants a coating or a polish from a concrete trade rather than a covering from us. Saying that plainly costs us a large room on the drawing and saves you a floor that would have failed. The rooms that genuinely want a covering
Look for the rooms where people stand still rather than drive through. The breakroom, the restrooms, the locker and changing area, the front counter, the shipping and receiving office, a quality or inspection room, a training room, and any mezzanine office over the floor. These are also the rooms a visitor sees and the rooms staff spend a shift in, so comfort underfoot and how they clean matter as much as toughness.
It is worth grouping them by water rather than by traffic. A breakroom with a sink, a restroom, a locker area and a washdown room have far more in common with each other than the breakroom has with the office next door, and that grouping is what usually decides the product.
A slab that has never been covered is not ready to be covered
A slab poured for a building is not a subfloor until somebody has checked it. What concrete will give back in moisture is not something anyone can judge by looking at it, and in a room that has never had anything bonded to it the question has never been asked. So it gets tested rather than assumed, and the answer decides whether an adhesive floor is on the table in that room at all. The surface has its own history. Years of oil, hydraulic fluid, silicone from a maintenance bay and old curing compound all interfere with adhesive, and none of it is visible as a problem until a floor lets go in one patch. Ruts, patches and previous repairs affect flatness. All of that is what the measure at the property is looking for, and it is why a measure happens on the concrete rather than off a set of drawings.
Control joints move, and a hard floor over them has to know
A slab is cut with joints on purpose so that it cracks where somebody decided rather than wherever it likes. Those joints are not decoration and they do not stop moving because a new floor went over them. A rigid tile field bridging a working joint will show it, either as a crack straight through the field or as loose tile along the line.
The answer is to carry a soft movement joint through the covering directly over the slab joint, so the floor has somewhere to go when the building moves, and to plan the field around those lines rather than pretending they are not there. A resilient covering tolerates minor movement better than a tile field does, which is one of the quieter reasons sheet goods keep winning rooms in industrial buildings.
Where seamless beats every floor made of pieces
A washdown room, a restroom, a locker area or a room with a floor drain is a place where water is put on the floor deliberately, which is a different problem from a room that occasionally gets wet. So the useful question in those rooms is not how a covering handles a spill but where the water goes when nobody is going to wipe it up. Sheet vinyl makes the general case for one continuous surface. What an industrial building adds is the edge, because turning the material up the wall means the floor and the base stop being two separate things a hose can get between.
A washdown room wider than the roll has to have a seam, and in a building like this it gets placed against the fixed equipment rather than by eye: behind a bench run, out of the hose path, and clear of the line a floor scrubber follows every night. Where it falls is settled at the order rather than discovered on the day, because by then the layout is already committed.
Tile at the entry, and the flatness it demands
The entry is where the outside gets in: salt in January, gravel dust in August, rain on the mat. A porcelain floor with a textured face and a wet slip rating from the spec sheet is the right tool there, and it is also the piece of floor a customer forms an opinion on. The counter area often follows it for the same reasons.
Large format is where an industrial slab usually fails. A slab poured for storage was never held to a finish floor tolerance, so at the entry the choice is to flatten the receiving area first or bring the tile size down. That is worth settling before anything is ordered, because the ruts and old patches that decide it are already in the concrete and will not improve on their own. Tile carries the flatness requirement itself and what a lipped edge looks like when it is missed.
The wheels that are actually ours to plan for
Even in the rooms we do cover, the wheel that matters is not a chair caster. A loaded stock cart, a hand truck and a walk behind scrubber all track the same narrow line from the dock door to the counter every shift, so the specification follows that line rather than the room. The route takes the heavier product, and every threshold it crosses gets detailed so a loaded wheel does not catch on it. Commercial flooring covers why rolling loads point at glue down.
Working around a shift, and what stays where it is
Production does not stop for a floor, and racking that is loaded is not moving, so the sequence is built around what cannot be emptied rather than around a building somebody clears out for us. The rooms staff cannot lose come out one at a time, and the front office waits for a week nobody is expecting a visitor. A repair in a building like this is usually caused by something being dropped or dragged rather than by wear, so it arrives without notice, which is a reason to specify a product still in full production at the time of the order rather than a run that is being closed out. If the honest answer for a room is a coating rather than a covering, we will say so at the measure at the property, and the showroom is where the rooms we should be covering get settled.

Coatings and polished concrete are a different trade, with their own equipment and their own preparation standards, so that part of a building does not get specified the way a covering does. What we will do at the measure is mark which parts of your building are a covering and which are a concrete finish, so the whole property gets planned rather than only the part we supply.
