The starting measurement isn't the whole story
A room's square footage sets the outer boundary of an engineered hardwood job: it caps roughly how much material gets ordered and roughly how many hours the crew is on site. What it cannot tell you is which of those hours goes toward a straightforward glue-down over a flat slab versus a floating install with extra leveling work first, or which line's core handles your specific subfloor without extra prep. Two identically sized rooms routinely land on different scopes once construction, core, and installation method get factored in on top of the raw number.
The line and construction you choose
Engineered hardwood is not one product any more than solid hardwood is. Core construction is a real, genuine factor
Engineered hardwood is built in layers, a real wood wear surface bonded to a core designed to handle conditions solid wood cannot. A more robust core, built to resist moisture or movement in a slab or a below grade room, generally asks more of the manufacturing process than a lighter-duty core built for a stable, above grade room. That difference shows up in what the floor is built to handle over the years it stays down, and it is a genuine, real driver of what a given line costs to produce and install, even described here in plain terms rather than with a spec attached. The right core for your room depends on what is underneath the floor, and that is a question worth answering before choosing a line on looks alone.
Wear layer works the same way
The wear layer is the real wood surface on top of an engineered board, and it is what determines whether a floor can be sanded and refinished down the road or not at all. A more substantial wear layer generally costs more to produce than a thinner one, and it buys the floor more life before it can no longer be refinished. Neither option is wrong for every room. A floor in a rarely used guest room does not need the same wear layer as a floor in a busy kitchen, and matching the wear layer to how a room actually gets used is part of what the consultation covers.
Why a room points toward engineered in the first place
The layered construction that makes engineered hardwood cost what it does is also the reason it exists as a category at all. A solid board expands and contracts with humidity and temperature in ways that make it a poor match for a slab, a room over radiant heat, or a level below grade. The layered core is built to resist that movement, which is what lets engineered hardwood go into rooms solid wood generally cannot. That is not a downgrade from solid hardwood, it is a different tool built for a different set of conditions, and the construction decisions behind it are exactly what a room like a below grade family room or a kitchen with radiant heat is paying for.
Subfloor prep, especially over a slab
Part of why engineered hardwood gets chosen at all is that it tolerates subfloors solid wood cannot, a slab, a room with radiant heat, a level below grade. That tolerance does not mean zero prep. A slab still needs to be checked for moisture and flatness before installation, and what that check reveals, whether the slab is dry and level or needs an added step first, is exactly the kind of thing an in-person look catches and a phone call cannot.
What is already on the floor now
Removing what is currently down, carpet, tile, an older engineered or solid floor, is real labor ahead of the new material going in. What that removal reveals about the subfloor or slab underneath, and whether it needs leveling, moisture mitigation, or repair, is part of why an in-person look matters more than a description over the phone.
Installation method is a real choice
Engineered hardwood can be installed more than one way, floating, glued down, or nailed, depending on the line, the subfloor, and the room. Each method carries a different labor profile, and which one fits your situation depends on what is underneath the floor and what the manufacturer's line allows. This decision gets made with the specific product and room in mind, not applied the same way to every job by default.
Below grade and over radiant heat: access questions of their own
Because engineered hardwood is the pick for slabs, radiant heat, and below grade rooms more often than solid wood is, the access questions that matter tend to be different too. A basement stairwell, a walkout door, or a family room with a built-in wet bar or fireplace surround changes how equipment and material move into the room, and that logistics question gets answered at the measure rather than guessed at over the phone. A room over active radiant heat also needs that system understood before installation starts, not discovered partway through.
