Laminate in Ballwin,
over floors that have moved

Laminate is the material that most rewards a good subfloor and least forgives a bad one, which makes Ballwin an interesting place to install it. This is a city where 17.2 percent of the housing dates to the 1980s and 15.9 percent to the 1990s, with almost everything else older still, so the deck a laminate floor will float on has usually been carrying furniture and foot traffic since before the material existed. In a sixty year old house with a board deck, squeaks come from fasteners that have worked loose against boards and joists that have dried and shrunk. Under carpet a squeak can be chased later by pulling a corner back. Under a floating laminate floor it cannot, because there is nothing to screw down through without taking the floor apart. Whatever the deck is going to do, it is going to do it under a finished floor.

So the quiet work happens while the old covering is out and the deck is exposed: loose boards screwed to the joists, edges flattened, soft spots found near an old plumbing run or a former register. It is the quickest part of the whole job and the one that decides how the floor feels in five years.

Stairs and hallways where a Ballwin house steps between levels

Plenty of houses here ask you to change level to get from the entry to the living space or from the living space to the bedrooms, and stairs are where a floating floor stops floating. Every tread and every landing edge is fixed work with its own nosing, and the run of hallway at the top has to arrive at that nosing at exactly the right height. A 1970s floor plan has a lot of doorways, and each one is a decision

Houses from Ballwin's main building decades were drawn as separate rooms rather than as one open space, which changes a floating installation in a way that newer stock does not. Each doorway is a place where the floor can continue or stop, each continuous run needs its expansion room kept clear at the perimeter, and long runs through several rooms have to be planned so the floor can still move where it needs to.

Walls that came out during a past remodel add the opposite problem: a wide opening where the deck below changes character halfway across. Those get identified at the measure, because they decide the direction the boards run and where any transition has to sit.

Jambs, base and the trim a Ballwin house already owns

A floating floor has to be free at every edge, and how that freedom gets covered is a decision worth making before the install rather than during it. Door jambs and casings are undercut so the floor slides beneath them, which looks right and reads as finished. At the walls the choice is between lifting and reusing the existing base, adding a shoe or quarter round to the base you have, or replacing the trim entirely because it was painted over more times than it can take.

In houses of this age the existing trim is often worth keeping and it is almost never worth guessing about, because the profile itself decides whether the perimeter gap can be covered by what the house already owns or needs something added to it.

The added room and the finished lower level are separate problems

Ballwin houses collected rooms over the decades, and a laminate plan has to treat them as the different buildings they are. An added family room may sit at its own height on its own structure, so the transition at its doorway gets designed rather than discovered. A finished lower level sits on concrete, and that means the slab gets checked for moisture and flatness before a floating floor and its underlayment are specified for it.

Where the lower level is the room being done and the answer comes back marginal, we say so. With the profile in your hand the question takes about a minute: whether the existing trim comes off and goes back on, whether a shoe is added to what is already there, or whether the base has taken all the paint it can hold and is due for replacement. That single answer is the difference between a floated perimeter that reads finished and one that reads patched, and it is a far better thing to settle standing at a rack than on install day.
