The lower level question

A house with some years on it has usually had its lower level finished at some point, and that space is almost always sitting on concrete. Concrete is a harder environment for flooring than the level above it, for a reason that is easy to miss: slabs pass moisture upward as vapor even when they are visibly dry and have never had water in the room. Wood reacts to that over time. Vinyl largely does not, which is the single biggest reason luxury vinyl plank dominates below grade.

That is not a promise that any plank works on any slab. Conditions vary, and a slab that is genuinely damp needs to be understood before anything goes down on it. But as a starting point, if the room is below grade and you want something that looks like wood, LVP is the answer that holds up rather than the compromise you settle for.

Upstairs, the argument is different

On the main level of a St. Peters house the case for vinyl changes shape. Housing of this era tends to have defined rooms rather than one continuous space, with a doorway at most transitions. That gives you a real choice that an open plan denies: you can change material where the rooms change, without it reading as a compromise, because the doorway was always there.

So upstairs, vinyl earns its place in the rooms that get wet or take traffic. Kitchen, hall, entry, laundry, mudroom. It does not have to win every room to be the right choice, and in a house with doorways it does not need to. That is a more relaxed decision than homeowners in newer open-plan houses get to make.

What separates one plank from another

Almost none of the important differences show up in a photograph. The wear layer on top decides how the floor looks in year eight rather than week one. The core decides how flat the plank sits over a subfloor that is not perfect and how solid it sounds when you walk on it. A plank with an attached pad is quieter, which matters more in a finished basement than people expect, since hard rooms below grade tend to echo.

We keep full size pieces on the floor so you can walk on them. A four inch chip cannot tell you what a floor sounds like or how it feels underfoot, and those are the things people notice after they live with it.

What we check before recommending anything

In a house of this age the covering down today is often not the original one, so the first thing the free in-home measure establishes is what is actually there and what condition the surface beneath it is in. Below grade we look at the slab. Upstairs we look at flatness, at how rooms meet, and at what the new height does to doors and transitions. Tear-out and preparation go into the quote as line items rather than surfacing later.

Where vinyl is not the answer we will say so. Bedrooms usually want carpet, and so do the stairs in a two story house, where grip and quiet matter more than the sample board suggests. If real wood is what you are after, engineered hardwood is the honest recommendation for a main level, though not for a slab.
