The floor under the floor

People compare tiles. The tile is the part least likely to fail. What decides whether a tile floor is still flawless in fifteen years is the structure beneath it: whether it is rigid enough not to flex underfoot, whether it is flat enough for the size of piece going on it, whether movement in the building has somewhere to go, and how the tile is bonded down.

Cracked grout and the occasional cracked tile are almost never a fault in the tile. They are a floor that moved when the tile could not. In an existing house that structure is already there and cannot be chosen, only assessed, which is why a tile quote written without anybody standing in the room is not really a quote at all.

What an existing floor changes

In new construction the substrate can be specified. In a finished house it has to be understood. Is there a subfloor with enough stiffness for tile over the span it covers. Does it flex when weight moves across it. Is there already tile down, and if so is it sound enough to tile over or does it need to come up. Is the surface flat enough for the piece size you have chosen.

Those questions have real answers and they are found by looking, not by assuming. Where preparation or additional underlayment is needed it goes into the quote as a line item. It is the most common thing missing from a tile price that looks unusually low, and it is the thing that decides whether the floor lasts.

Large tiles ask more of an existing floor

Large format tile is what most people want now, and it carries a specific requirement that matters more in an older house than a new one. The bigger the piece, the flatter the surface beneath has to be, because a large rigid tile cannot follow a dip. Instead it sits proud at one corner, and that height difference between neighbouring tiles is called lippage.

It is the most common visible disappointment in a modern tile floor and it is entirely avoidable. The fix is bringing the surface properly flat first. In a house that has settled over decades that is more work than in a new build, and it belongs in the conversation before you fall in love with a particular size.

Porcelain, ceramic and where each belongs

Both are fired clay and the difference is density. Porcelain is fired denser, absorbs very little water and wears harder, which suits entries and mudrooms that meet Missouri weather at the door, and any room that stays humid. Ceramic is slightly softer and easier to cut, and is entirely adequate in a guest bath or a low traffic room.

Grip is worth raising too, particularly at an entry where wet boots arrive in January and in a bathroom walked barefoot. Surface texture and finish govern how a tile behaves with water on it, and a highly polished tile that is beautiful in the showroom is a different proposition underfoot when wet. Our tile selection runs across Virginia Tile, DalTile, MSI and Emser. Format, finish, slip characteristics and edge type vary considerably across those ranges, and a small sample tells you very little about how a large piece will read across a whole room. Living through a tile job

Tile is the most disruptive floor to install in an occupied house, and it is fair to say so plainly. If existing tile has to come up, that stage is noisy and dusty. Setting materials and grout need time before the room takes traffic, so a bathroom or a kitchen is genuinely out of use for a period rather than for an afternoon.

That is a planning question rather than a reason to avoid it, and in a house with more than one bathroom it is usually straightforward to sequence.
