An address with no vintage you can assume

Defiance was never incorporated, and the housing along these roads was not put up to one specification or inside one decade, so there is no builder spec to look up. Missouri State Parks records four National Register of Historic Places listings in the Defiance vicinity, three of them on Highway F, among them the Isaac McCormick House and, southwest of the community, the Daniel Boone Hays House, which its nomination dates to the late 1820s or early 1830s. That puts native stone construction at one end of the local range, with far newer houses standing on the same roads at the other.

For a nailed floor that range is the whole problem. Hardwood is fastened into framing, so the age, spacing and condition of that framing is the first question on any Defiance job, and it is a question answered by looking rather than by asking what year the house went up. We would rather find out on the measure that a subfloor needs an added layer than find out with the material already in the truck.

Route F, and why the early properties run west

Missouri Route F meets Missouri Route 94 at Defiance and runs west from there up the valley of Femme Osage Creek. The National Register nomination for the Isaac McCormick House states that this roadway was established in the early 1800s during the first Euro-American settlement of the area and was then called the Marthasville Road. A road with that history carries the properties that came first, and an address on it can put you on ground that has been built on, farmed, drained and rebuilt over a very long period. None of that rules out solid hardwood. It rules out categories, and leaves an inspection in their place.

Moisture is the entire argument in a creek valley

The State Historical Society of Missouri's Ramsay Place Names File records that Femme Osage Creek 'flows east through Femme Osage Township in St. Charles County, to empty into the Missouri River near Hamburg.' A house standing in a valley like that lives in air with a different moisture history than a house on a ridge, and a solid wood floor answers to that difference every season it exists. On the measure we take moisture readings of the subfloor and the site rather than trusting the time of year or how the room happens to feel that afternoon.

What those readings decide is concrete. Whether solid wood goes into that room at all, whether it goes over an added layer, how the material is stored before it is installed, and which rooms are better served by something else. A reading nobody likes is a conversation on a Wednesday measure and a stopped job on install morning.

Crawl spaces, joists and a floor that already moves

Under a Defiance house you can find crawl space, full basement, hillside walk-out or some combination of all three in one building. The measure covers which way the joists run, how much the floor deflects underfoot, how many layers are already down, and whether the subfloor will hold a fastener properly. A floor that moves when you walk it will keep moving under a nailed hardwood floor, and that later shows up as gaps or squeaks that get blamed on the wood rather than on the frame.

The hillside room where solid wood is not the answer

The Daniel Boone Hays House is the local illustration of how this ground gets built on. Its National Register nomination describes an L-plan, two-story native stone house that 'faces east on a hillside site sloping downward from east to west', and records that Daniel Boone Hays, a grandson of Daniel Boone, operated a grist mill, saw mill and water mill on Femme Osage Creek near the house. Houses set into a slope have a lower level that is below grade at one end and at grade at the other. Solid hardwood does not belong below grade however dry that room felt in August, so for that half of the house look at luxury vinyl plank in Defiance and keep the solid wood upstairs where it can be maintained for decades.

Delivery, storage and a calendar built around one road

Material has to be in the house before it can be installed, and on a 30 minute run that means two scheduled trips rather than one improvised one. We set the delivery date and the install date together, confirm where the material can sit without living in your way for a week, and ask what the last stretch of your driveway looks like to a delivery truck. It is a small conversation that heads off the most irritating kind of delay, and out here it is worth having before the order is placed rather than after.

Species, finish and a house you intend to keep
