Species, width and sheen are the enjoyable part of a hardwood decision and they come last. Solid boards are fastened through a subfloor into a structure that has to hold that fastener and then hold still, season after season, so the first thing a measure in Hawk Point settles is what is actually underfoot. With 41.7 percent of the 278 housing units here manufactured and 48.2 percent single-unit detached, that is a genuinely open question until somebody kneels down and looks. We would rather answer it in front of you than order material against an assumption.

The structure answers before the species does

A factory-built home is engineered as a package. Its floor deck, the framing that carries it and the covering it left the plant with were specified together, and none of that is visible from the doorway. So at the measure we establish what the deck is made of, how thick it is, what supports it and at what spacing, and what sits underneath the home rather than inside it. The space under a factory built home is not the same space as a crawl space under a house built on site, and the floor above it will know the difference. Sometimes the answer is that a nailed solid floor is a reasonable thing to ask of it. Sometimes the answer is that it is not, and we would rather be the ones who say so than the crew who discovers it with the boards already on the drive.

The detached 48.2 percent, where a nailed floor is straightforward

In a single-unit detached house the arithmetic is familiar. There is a panel subfloor over joists, the fastener has something to bite, and the question stops being whether a nailed floor is possible and becomes which rooms should get one. That is a different appointment from the one a factory built home needs. Rather than establishing what the structure will accept, we are measuring rooms, settling board direction against the joists and the light, and deciding where the wood stops and what it meets when it gets there.

A deck built around 1989 has had time to develop habits

The median build year here is 1989, which puts a typical detached-house subfloor closer to four decades into its working life. Panel edges swell slightly and stay swollen. Fasteners work back up under seasonal movement. Whatever coverings have been down since have each left their own pattern of staples, adhesive or tack strip holes. None of that rules out solid wood; all of it changes the preparation, and the only way to price the preparation honestly is to see it. Lifting a corner at the measure tells us more in two minutes than an hour of talking about the house.

The ground under this town holds water into the spring

The USDA soil survey puts Hawk Point on Mexico silt loam, a nearly level prairie soil that sits on broad upland divides. The Lincoln County soil survey describes Mexico soils as somewhat poorly drained, with very slow permeability, high shrink-swell potential, and a perched water table close to the surface through most winter and spring months. A soil that holds water near the surface for half the year is a soil that keeps the space under a floor damp long after the last rain, and a nailed floor reads that as a season rather than an event. FEMA's National Flood Hazard Layer maps the town site itself as Zone X, an area of minimal flood hazard, which is a different starting point from a town sitting in a river bottom. Neither of those settles a particular address. Together they say the water question out here is a slow one under the floor rather than a fast one through the door.

Factory set heights, and what a new floor has to meet

In a home that left a plant as a finished package, the door heights, the thresholds and the covering they were set to were all decided together, and none of them were decided for solid wood. That makes the height question here narrower and less forgiving than it is in a house trimmed out on site, where a door can come down and be cut. So we measure the existing heights at the interior doors and the exterior openings before anything is ordered, and where a factory set opening will not give up the thickness a solid floor needs, we say so and look at the room again rather than shave the material to fit.

Sometimes the structure will not take a nailed floor, or the space below it makes the moisture picture hard to control, or the room in question sits where water is a normal event rather than an accident. In those cases the useful answer is not a smaller wood job, it is a different material, and we will say so on the visit rather than after the order.
