One continuous run across an open first floor

The reason vinyl plank comes up so often in Eureka is not fashion, it is geometry. Houses raised through Eureka's 1990s and 2000s building waves were drawn with the kitchen open to the eating area and the eating area open to the family room. One sightline, three functions, and originally two or three different floor coverings meeting in the middle of it. Plank is what people reach for when they want that sightline to hold.

One open first floor, one uninterrupted run

When a Eureka main floor goes to plank, the run is long and it is visible end to end, which changes the job before a single board is cut. Direction is chosen for the longest sightline and for the windows rather than for convenience. Layout is set out from the run itself so that a ripped board does not land at the most looked-at edge in the house. What comes up first in a Eureka kitchen

Almost always the original resilient sheet the builder ran, sometimes an early laminate that swelled at the dishwasher, occasionally a tile field somebody added in the 2000s and now wants gone. Each of those leaves the deck in a different condition and each of them changes the day. The sheet is quick, the laminate is quicker, and the tile is neither. That is one of the few genuinely unpredictable variables in a house this young, so we look at it before quoting rather than after. Height at the dishwasher, the island and the casings

A kitchen from 1999 was built around the floor it had. Change the floor's thickness and you change the opening the dishwasher slides into, the toe kick under the island, the swing of the pantry door and the reveal at every casing on the run. None of that is difficult, but all of it has to be known before an order is placed, because a finished height that is a fraction out is discovered on install day at the worst possible moment. It is the single most useful thing the free in-home measure takes off the table.

If the lower level is part of the project

Where a Eureka house has finished space at or below grade, plank is usually the sensible answer there and hardwood is not, which is why the two often get decided together. What matters is that a lower level is a different substrate from the level above it, with different moisture behavior, and it deserves its own reading at the measure rather than being assumed to match. If your project includes both, we treat them as two rooms that happen to share a house.

One floor asked to satisfy three rooms at once

An open plan takes away the place where a floor is normally allowed to change its mind. The same surface has to take a dropped pan in the cooking zone, chair legs dragged twice a day at the table, and bare feet in front of the television, and in a plan of this kind there is no doorway between those three duties to hide a transition in. That is the compromise plank is asked to make in Eureka, and it is why the sample that wins under showroom light is not always the one that wins after a week at the kitchen end of the run.

The 9.6 percent where plank is already the original floor

9.6 percent of Eureka's 4,805 housing units were built in 2020 or later and 18.3 percent during the 2010s, and in a good number of those houses the builder already ran plank. That is a different visit entirely. There is nothing to remove and nothing failing, so the conversation is about extending a floor into a room the allowance skipped, or replacing a builder specification with a heavier one in the rooms that take the traffic while leaving the rest alone.

What the measure confirms across a Eureka main floor

Flatness over the longest run rather than room by room, the condition of the deck once the old covering is accounted for, the finished height against every appliance and door on the route, where expansion has to be allowed in a plan with no interior doors to hide it, and the transition into the carpeted rooms. Those five things decide the order, and they are why we measure in person at 32.3 miles out rather than working from a sketch.
