Plank is unforgiving about one thing in particular, and it is not age. It is flatness. A floor that clicks together and lies over the deck beneath it will faithfully reproduce a dip, a hump or a proud fastener, and the homeowner will feel it through their socks for as long as it is down. That is why a Flint Hill plank job begins with a straightedge rather than a color chart, and why a median build year of 2002 is useful information without being a guarantee.

The good news in this stock is uniformity. When a house was decked once, by one builder, to one spec, and no later owner has opened it up, you are dealing with a single generation of panel instead of a patchwork laid down across four eras. That narrows what we expect to find considerably.

What it does not do is tell us the floor is flat. Panel seams sit slightly proud or slightly low, fasteners work upward over two decades of traffic, and a beam line can leave a long gentle rise that nobody notices underfoot until a rigid plank bridges it and starts to move. So we check the deck across its length, mark what needs attention, and price the preparation into the plan instead of finding it on install morning. Flat first, then flooring.

One continuous floor across a Flint Hill main level

70.1 percent of Flint Hill housing is single-unit detached, and detached main levels in this stock tend to be open: kitchen, dining and living space reading as one room with a hallway leading off it. Plank is the material people reach for when they want that whole level to be one floor rather than three, and getting it right is mostly about deciding the run direction once, for the entire level, and then holding to it through the doorways.

That is a decision worth making with a sketch in hand at the measure, because once the direction is set, every threshold and every appliance opening follows from it. The kitchen is usually the room that settles the argument, since it carries the most fixed obstacles and the most traffic.

Very few Flint Hill houses end up with one surface everywhere, and the honest version of a plank project usually includes a line where it hands over. In a detached house with a bedroom wing off a hallway, that line falls at the bedroom doors, and it deserves to be drawn deliberately rather than absorbed as an afterthought.

The two things to settle are height and sight. A transition wants the two surfaces to arrive at a sensible relationship so nobody catches a toe, and it wants to sit where a closed door hides it. We work both out at the measure. Where a hard surface is already down, the first question is whether it stays. Plank often goes straight over sound, flat tile or sheet vinyl, so what decides it is flatness, how the existing floor is bonded and what the finished height does at the doorways. None of it is guesswork we are willing to do from a photograph.

Seeing planks laid out at the showroom, in quantity and under consistent light, tells you things a single sample in your hand will not: how a texture repeats, how a bevel reads across a run, whether a color you like at arm's length still works spread across an open level. We will still bring samples to the house, and the in-home measure is where the real decisions get made, but a short drive gives you both.
