A city that improves rather than expands
The City of O'Fallon's Planning and Development reporting recorded 2,266 residential alteration permits in 2023 against 356 permits for new construction. That ratio is worth sitting with. What a retrofit asks that a new build does not
Height is the first question. A new floor sits at a new elevation, and everything it meets has to still work. Exterior doors have to clear it. Interior doors may need trimming. The dishwasher has to still come out from under the counter when it eventually needs replacing, which is a detail people discover years later and remember unkindly. Where the new floor meets a room you are not doing, there has to be a transition that looks deliberate rather than apologetic.
Then there is sequence. Doing a main level around a working kitchen is a different plan from doing an empty house, and it is usually done in stages so you keep a functioning room while the next one is underway. None of this is exotic and none of it is a reason to hesitate. It is a reason to have somebody look at the actual rooms first, which is what the free in-home measure is. Why LVP suits a retrofit particularly well
Luxury vinyl has real advantages when the house is already built. It runs thinner than most alternatives, which keeps the height problem manageable. It handles a subfloor that is decent rather than perfect, because a rigid core bridges minor variation instead of telegraphing it. It goes down without the drying, sanding or finishing that would turn your house into a job site for a week. And it tolerates the water that an occupied kitchen produces daily, which matters more in a house being used than in one being sold.
The differences between planks are mostly in construction and mostly invisible in a photograph. The wear layer decides how it looks in year eight. The core decides how flat it sits and how it sounds. An attached pad quiets a room that echoes. We keep full size pieces out so you can walk on them, because walking on a floor answers questions that reading about one does not.

When we would tell you to use something else
If the rooms you are redoing are bedrooms, carpet is usually the better answer and we will say so. Stairs deserve their own decision rather than inheriting the main level's. If there is existing hardwood staying in an adjoining room, sometimes the honest recommendation is engineered hardwood that can actually live beside it, rather than a vinyl that will always read as a near miss. In a full bath, compare tile directly before deciding.
We would rather lose the vinyl sale and get the room right. That is easier to do when the samples are in front of you and somebody is asking what is in the next room, which is the argument for coming in.
