Nothing in a builder bathroom was chosen on its own. That has one practical consequence when you decide to change it: pulling one element out of a matched set leaves the rest looking older than it did before. A new floor under an original vanity often makes the vanity look worse.

So the useful question at the measure is not only which tile you want. It is what else in the room is moving at the same time, and in what order. We would rather know that on the first visit than find out when the tile is already down and the vanity is next.

Grout is usually what looks tired, not the tile

Twenty years of cleaning does more visible harm to grout than it does to a glazed surface. In plenty of these bathrooms the tile itself is sound and it is the joints that have gone patchy, darkened at the traffic lane and cracked where the floor meets the tub. That is worth knowing before you commit to a full replacement, because the honest answer is sometimes a smaller job than the one you called about.

It is also worth knowing the other way around. If the joints have failed at a wet edge and water has been getting past them for a while, what is underneath matters far more than what is on top, and that gets investigated rather than covered over. A bathroom on a framed second floor

Tile is unforgiving of movement. A floor that flexes under load will eventually show it in the joints, and an upstairs bathroom sits on framing rather than on a slab. It is also the one room where the framing cannot simply be looked at, because the underside of that floor is somebody's finished ceiling. So the read has to be taken from above: how the floor behaves when it is walked, what it does when weight goes on at the tub, which way the span runs, and how those answers change between the middle of the room and the wall.

What we are measuring is how much the floor moves and how flat it is across the room, because those two findings decide the preparation, and the preparation decides whether the finished floor is still perfect in ten years. If a lower level bath is the room in question, the questions change and the slab becomes the subject instead.

The size the builder used, and the size you want now

Tile sizes have grown since these houses were built. The modest squares that were standard in a 2004 bathroom are smaller than what most people are drawn to today, and going larger is not simply a matter of ordering a different box. A bigger tile is less able to follow an uneven surface, so the flatter the floor has to be, the more preparation stands between the room you have and the room you want.

That is not an argument against large format. It is an argument for finding out what the floor is doing before falling in love with a size. We take that measurement in the room and put the preparation in the quote where you can see it, rather than discovering it halfway through. Grout against a vanity that is changing later

Bathrooms in these houses are usually lit by one window and one fixture over the mirror, which is the only light the grout will ever be seen in. That alone is reason enough to hold the chart in the room rather than at a counter. The harder version of the question belongs to this housing in particular. If the floor is going in now and the vanity is being replaced a year or two from now, the joint has to look right beside a fitting that is leaving and one that has not been chosen yet.

There is no clever answer to that, but there is an honest one, which is to decide the order first. If the vanity is genuinely coming out later, the grout is chosen to sit comfortably against the tile and the wall rather than to match a finish that is on its way out of the room. If the whole bathroom is moving together, the joint can be pinned to the new fittings and the floor stops being the part that compromises. Living without one bathroom for a few days

Tile is the slowest of the materials we install, because setting, curing and grouting each take their own time and none of them can be hurried. What that means for you depends on how many bathrooms the house has and which one is being done. In a plan with more than one, it is an inconvenience. If it is the only full bath, the schedule needs planning properly and we would rather discuss that honestly at the estimate than surprise you with it.
