Solid hardwood in Manchester,
starting with the floor you already have

Solid hardwood in a city with a median year built of 1977 is usually a conversation about two floors rather than one. There is the wood a builder laid when the house was framed, which may be sitting under carpet in the main rooms, and there is the new floor you are considering, which has to replace it, extend it or match it. Which of those three you are actually doing changes the material, the sequence and the preparation, and it cannot be settled from a photograph. We look at the boards, the deck they are nailed to and the rooms they run into. How the wood itself behaves once that is known belongs to the solid hardwood pillar.

The boards under the carpet are usually as old as the house

Where an early oak floor turns up in Manchester it is generally original, which means a strip floor of its era, nailed to the deck the builder used, that has spent decades under carpet with tack strip run around its perimeter. The perimeter is the first thing we look at. Strip nails leave a line of holes a few inches in from the wall, and depending on how many carpet installations the room has seen, that line may in fact be several lines. In a floor that is going to be refinished, that band has to be assessed honestly, because it sits exactly where a rug will not cover it.

Thickness is the second thing. A floor that has already been sanded once has less left than an owner usually assumes, and there is no way to know that from the surface. We lift a register or a threshold and measure the wood that is actually there before anybody commits to refinishing it.

Refinish, extend or start over, and how to tell which

Those are three different jobs with three different answers. Refinishing keeps an original Manchester floor and costs the house no height at all, but it needs enough wood left and a floor that has not been cut about for ductwork or plumbing across fifty years. Extending means new solid boards running into old ones, which is the hardest of the three to do invisibly and the one that most needs a physical sample. Starting over means the old floor comes out and the deck beneath it gets treated as the subfloor it always was. A straightedge, a moisture meter and one lifted board decide between them.

Matching a 1970s board nobody stocks under that name

If a project stops halfway through the house, new wood has to meet old wood, and the mill that made the original is not part of the conversation any more. Width, species, grain and the height of the finished surface all have to line up, and the only reliable way to do that is with a piece of the original in hand. If a previous owner left a board or a fragment in the basement or the garage, bring it along. If not, we take one from a closet floor at the measure, which is the least visible place in a room to borrow from.

Nailing new wood to a deck that has been settling since the 1970s

Solid hardwood is fastened down, so the deck has to be worth fastening to. Houses from Manchester's boom decades sit on a board or plywood deck depending on the year, on joists that have taken a permanent set, and usually with at least one section opened up for a duct run or a bathroom and closed back with whatever was to hand. Which of the two is under your floor decides how much flattening the deck needs, and that is settled with a straightedge rather than from the year on the deed. Before boards go down the high spots come off and the low spots get built up, because a solid floor telegraphs a dip for as long as it exists.

Where solid wood stops in a Manchester split

Plenty of houses framed here through the 1960s and 1970s put finished rooms below grade, and that is the line solid hardwood does not cross. A room on a slab, or a lower level that has ever taken water, is not somewhere to nail down solid boards, and no amount of care during the installation changes that. It is a short conversation once the measure has been in the house, and the answer down there is usually luxury vinyl plank in Manchester or a soft floor that can be lifted, not a compromise on the wood.

Doors, registers and the height a wood floor changes

A main level that has carried carpet for decades has doors hung to a carpeted height and registers set into the covering that was there. Take the carpet out, put solid wood down, and every one of those relationships moves. Interior doors may need to come off and be trimmed, floor registers get reframed to sit flush in the new surface, and the transition into a bedroom wing that is staying soft has to be designed rather than discovered.
