One trip in, and the rest comes out

A flooring project involves the showroom once, properly, and then a series of things that happen at your address. The measure comes to you. The installation obviously comes to you. What the showroom is for is the hour where you put full size pieces next to each other under one light and find out that two materials you thought were interchangeable are not.

So the honest advice for a Wildwood homeowner is to make that hour count rather than make three short visits. Bring a cabinet door, a drawer front, a photo of each room, a piece of existing trim if you have one, and a paint chip if the walls are staying. We will lay it all out on the counter and set full size pieces against it. Then take the shortlist home, because the drive back is exactly the same distance whether you take samples or not.

A big city with big lots

Wildwood was incorporated on September 1, 1995 and covers 66.68 square miles, which makes it unusually large for its population of 35,417 at the 2020 census. As of 2020, 76.9 percent of residents lived in urban areas and 23.1 percent in rural areas. Rockwoods Reservation, Babler State Park and the Al Foster Trail are inside it. Chesterfield is to the north and Eureka to the south.

The housing follows from the geography. The U.S. Census Bureau American Community Survey five year estimates for 2020 to 2024 record 13,391 housing units, of which 91.7 percent are single unit detached and 91.8 percent of occupied units are owner occupied. Both figures are the highest of any city we cover. This is a city of individual houses on land, owned by the people living in them.

Mostly a 1990s and 1980s housing stock

The median year built is 1992. The largest share, 38.0 percent, went up between 1990 and 1999, with another 27.5 percent in the 1980s and 13.6 percent between 2000 and 2009. Only 19.2 percent of Wildwood housing was built in 2000 or later, and 8.6 percent dates to the 1970s with 2.0 percent from 1939 or earlier.

That puts most homes here in the thirty to forty year band, which is a well understood age to work on. Construction from those decades is consistent, subfloors are predictable, and the flooring question is usually about replacing finishes that have had a full life rather than diagnosing something odd. It also means many of these houses have had one previous replacement, so what is down now may not be original.

What large houses on large lots change

Two practical things. First, square footage. Houses of this type tend to be generous, and a whole-house project is a bigger quantity of material than the same project in a smaller home, which makes getting the selection right the first time worth more. Second, staging. A large house is easier to do in phases while you live in it, because there is usually somewhere to retreat to while a wing is being worked on.

Choosing for this kind of house

There is no single Wildwood answer, but the pattern in houses of this era and size is a hard surface across the main living areas and carpet upstairs and on stairs. For the main level, engineered hardwood handles a large continuous area better than solid wood does, and luxury vinyl plank is the practical choice where water and traffic are the priority.
