What makes a commercial floor different from a floor at home is mostly what sits under it: a concrete slab that keeps giving off moisture, and a floor bonded to that slab rather than floating over it. Yes, and the commercial page sets out the spaces we floor and how a project runs. What it does not get into is the thing that actually separates a commercial installation from the same square footage in a house, and it is not the product. It is the concrete, and what the floor is stuck to it with.
A slab is never finished, it only slows down
Concrete keeps giving off moisture for the life of a building, and the basement page argues that point in full for a house. Commercial work is where it stops being background and becomes the job, because a commercial floor is usually bonded to the slab instead of floating over it.
In a house, a click-together plank floats. It is fastened to nothing, it expands and contracts as one piece, and a gap at the wall under a piece of trim absorbs the difference. Put that same floating floor in a corridor with loaded carts on it and the plank ends work against each other under a rolling load until joints open and edges chip. So commercial resilient flooring and commercial carpet tile mostly go down in adhesive, in full contact with the concrete. That single decision changes what the slab is allowed to be doing underneath.
What adhesive is, and what water does to it
Most floor adhesive is water based. It cures by giving up its own water to the air and the substrate, and once cured it holds by grip rather than by any mechanical fastening. Moisture travelling the other way, up out of the slab, is the direct enemy of that bond. Vapor that cannot pass through a waterproof plank collects at the glue line, and enough of it re-emulsifies the adhesive, softening it back toward the state it was in when it came out of the pail. Alkalinity arrives with it, because water moving through concrete carries salts and drives the pH at the surface up, and a high pH attacks some adhesives chemically as well.
There are real ways to deal with a slab that reads wet. A moisture mitigation coating rolled onto prepared concrete gives the adhesive a barrier to bond to instead. A different adhesive chemistry tolerates more. A floating installation, where the product allows one, takes the glue line out of the argument and puts the burden on a vapor retarder. Barriers and retarders are a subject of their own, and so is what a self-leveling compound is actually for. Every one of those options takes time and material, which is the honest reason a slab gets looked at before a quote rather than after.
What it looks like when a bond lets go
- Movement underfoot. A bonded plank that has lost its grip shifts a fraction under every step, and most people hear it before they see it.
- Lifted edges. The end of a plank or the corner of a tile rises off the floor first, because that is where the glue line is thinnest and where a cart wheel catches it.
- A white, powdery bloom at a joint. That is salt left behind by water that came up through the concrete and evaporated at the seam.
- Adhesive squeezing out along seams. Softened glue moves under a rolling load, and it shows up as a tacky line you can feel through a shoe.
- Carpet tile creeping out of grid. The squares walk, the joints open, and the pattern stops lining up across the room.
None of that is a product defect and none of it gets solved by switching brands. It is a substrate problem wearing a floor covering, which is why subfloor prep has a page of its own and why it belongs in a commercial conversation before color does.
Two ways to read your own concrete first
You can get a rough read overnight with materials from a hardware store. Tape a square of clear polyethylene sheet tight to bare concrete on all four sides and leave it alone until the next day. Lift it. Condensation on the underside of the plastic, or a dark patch of damp concrete where it sat, means the slab is actively giving off moisture. That is ASTM D4263, the plastic sheet method, and it carries one honest limitation: it answers yes or no, never how much.
The number comes from an in-situ relative humidity probe, drilled into the slab and left to equalize before anybody reads it, which is ASTM F2170, the test flooring manufacturers write their limits against. The limit itself is not ours to publish, because it belongs to the adhesive and the product you end up choosing and it is printed on their data sheet, so ask for it in writing before an order goes in. When a moisture test is genuinely needed is a question of its own.

Adhesive keeps a floor from moving under rolling loads, which is the loading that opens the joints of a floating floor. Some products are made to float in commercial settings and some carpet tile holds with tabs or a release adhesive instead. The manufacturer instruction for the specific line decides it, and that gets settled before the order is placed.
You deal with the slab, or you change the plan. A mitigation coating, a different adhesive, or a product that can float over a vapor retarder are the usual routes, and each one adds work before the floor goes down. The version nobody wants is finding out afterward, because a bond that fails takes the floor covering with it. That is the whole argument for looking at the concrete early rather than at the end.
It is, and the in-home measure page sets out everything that gets looked at. What that list does not cover is the commercial case. On a slab the extra question is whether a formal test is warranted on top of the visual read, and that gets decided standing there, against the product you are leaning toward and against what the building has already been through. A wet patch somebody mopped up and forgot about is worth raising, because it changes what the concrete gets checked for.
