How do you know if a concrete slab is too damp?

Tape a sealed square of plastic to the slab overnight. Beading underneath means moisture is moving up through the concrete. That tells you it is happening, not how much, and too damp is not one fixed number anyway, since it changes with the material going on top. A proper slab moisture test gives the figure, weighed against the maker's published limit.

What you can check yourself, tonight

You do not need any equipment to get a useful first read. Tape a square of clear plastic sheeting flat to the slab, seal all four edges well, and leave it overnight. Beading on the underside the next morning, or a ring darker than the surrounding concrete, means moisture is actively moving up through the slab right now. A dry, unchanged sheet the next day is a mildly encouraging sign, though not a clean bill of health on its own, which the next section explains. What a positive result actually tells you

It tells you the slab is doing what concrete in contact with the ground does, moving water vapor upward, and that it is doing it in a way you could physically see with a piece of plastic and a roll of tape. That is genuinely useful. It means the moisture conversation is not hypothetical for your house, and it gives you something specific to describe when you call rather than a vague worry. It is also worth being honest about a dry sheet, which some people take as permission to stop worrying entirely. A dry result narrows things down, it does not close the question, since a single overnight check can miss a slab that is releasing moisture slowly enough that one night was not enough to show it clearly.

What it does not tell you, and why that matters more

The plastic sheet is a yes-or-no indicator. It cannot tell you a rate, and rate is the number that actually decides anything. Two slabs can both show beading under a sheet and still be releasing very different amounts of vapor, and the material going on top of the slab is what turns that number into a pass or a fail. Sheet vinyl and a rigid vinyl plank tolerate a fairly wide range. A glue-down floor or hardwood built up on a wood subfloor is far less forgiving. So too damp is not a property of the concrete alone. It is a relationship between what the slab is doing and what you are asking it to carry, which is why the same slab can be fine for one material and wrong for another.

What actually settles the number

Two standard tests are recognized by the manufacturers who publish the limits that matter. Neither one goes to a laboratory. Both are run on the concrete itself, one by sealing a measuring dish to the surface and one by reading a probe set into the slab at depth, and they are named in full, along with which one a given product usually asks for, on our page on hardwood over a concrete slab. Both produce an actual figure rather than a beaded sheet, and that figure gets compared against the specific flooring or adhesive manufacturer's published limit, because different products are rated to tolerate different amounts. Nobody, including us, gets to set that number from a general rule. It comes off the product's own installation instructions.

What the showroom can show you that a screen cannot

A number on a spec sheet is abstract until you can put your hand on the two products it is actually choosing between. You can run that check too, but it proves less than the sheet does. A slab can feel bone dry to the hand and still be releasing meaningful vapor, because what matters is happening inside the concrete rather than on its surface. The plastic sheet at least gives moisture somewhere to visibly condense, which touch alone cannot show you.

Not necessarily. A slab in contact with the ground keeps doing this for as long as it exists, not only while it is freshly poured. An older slab that has never caused a problem has usually just been paired with a tolerant material and adhesive, which is a different thing from being genuinely dry.

It usually changes the method rather than ruling the material out entirely. A vapor barrier, a moisture-control adhesive, or a floating installation over an underlayment can each address a slab that would be a problem for a different method. Which option applies depends on the actual reading and the specific product, which is exactly what gets worked out once the number is in hand.
