A planned community that never stopped being planned

In January 1961 Ellis Ellerman and Ira Nathan began planning a private resort community and gave it the name Lake St. Louis. R.T. Crow became the sole developer after acquiring the project in 1966. The court granted the petition to incorporate as Harbor Town in June 1975, and residents voted in 1977 to change the name back to Lake St. Louis and become a fourth class city. The 2020 census counted 16,707 residents across 9.35 square miles, sitting between Interstate 70 and Interstate 64.

At the middle of it are two lakes, both private and owned by the Lake St. Louis Community Association: Lake St. Louis at 600 acres and Lake Ste. Louise at 85 acres. Membership is not universal. Property owners in some newer developments do not carry access to the lakes and the amenities attached to them. We mention it because it is the kind of local detail that gets assumed wrongly by anyone selling into this city from a distance, and we would rather ask than assume.

Every decade at once

Most towns have a shape to their housing. One boom, one dominant era, one kind of house. Lake Saint Louis does not, and the numbers are unusual enough to be worth reading closely. According to the U.S. Census Bureau American Community Survey five year estimates for 2020 to 2024, the city holds 7,657 housing units with a median year built of 2000. The eras split almost evenly: 4.3 percent from the 1960s, 15.0 percent from the 1970s, 15.3 percent from the 1980s, 15.4 percent from the 1990s, 25.4 percent from the 2000s, 14.8 percent from the 2010s and 9.8 percent built in 2020 or later.

There is also a figure that is zero. No housing unit in Lake Saint Louis was built before 1950, because before 1961 there was no community here to build in. So this is a city with no old houses and no single new era either. It has simply been under construction, somewhere within its limits, for about fifty consecutive years. Roughly two thirds of units, 66.8 percent, are single unit detached, and 75.6 percent of occupied units are owner occupied.

Why that matters when you are choosing a floor

It means the honest answer to what flooring suits a Lake Saint Louis home is a question back: which one. A house from the mid 1970s and a house finished last year are different jobs with different constraints. The older one is likely on its second or third covering, with tear-out and subfloor condition to look at. The newer one is more likely an open main level where one material has to carry kitchen, dining and living space and look right from every angle of it.

Neither is harder. They start from different questions, and the only reliable way to know which one you are in is to stand in the room. Ten minutes each way

Being the closest city on the map changes the practical side of buying flooring more than people expect. At 6.1 road miles, a second look at a sample is a twenty minute round trip rather than an afternoon. That matters because comparing flooring properly is not a single decision. You narrow to a few, take them home, stand them in the actual room in the actual light, and then come back and cut the list down again. When the store is ten minutes away, you can afford to do that twice.

So take samples. Bring a cabinet door or a photo of the room to set them against. Luxury vinyl plank, hardwood, tile and carpet all photograph better than they live, and the difference between two planks that look identical online is usually obvious the moment they are side by side under one light.
