A county still adding houses, and what that does to a flooring conversation

Growth of that size does something specific to a service area. It means two different conversations are happening across the same county line on the same week. One is a house on its first covering, where whatever the builder put down is still in place and the questions are about what replaces it and how the rooms meet. The other is a house that has been floored more than once, where the interesting part is what is underneath rather than what is on top. Both are ordinary here. The county publishes a draft Envision St. Charles County Master Plan, and it organizes future land use around what it calls "its rivers, floodplains, woodlands, stream corridors, rolling hills, and agricultural landscapes". The categories it plans in run Natural, Rural, Rural Residential, Suburban, General Urban, and Commerce and Industry. That is a county describing itself as six kinds of place at once, in a single document, on purpose.

Read that as a homeowner and it explains something practical. A county that needs a Natural category and a General Urban category on the same map is a county where two houses on the same errand can be different jobs: different foundations under them, different access at the door, different distance for a crew and a truck. We do not treat the county as one product because the county does not describe itself as one place.

Two rivers at the edge of it, and the rooms that sit below grade

Missouri State Parks describes Edward "Ted" and Pat Jones-Confluence Point State Park, at West Alton in this county, as the place "where two of the nation's mightiest rivers merge". A county with that at one corner of it has low ground as well as high ground inside the same county line, and what a floor sits on changes accordingly from one address to the next.

St. Charles County read against St. Louis, Warren and Lincoln

The four counties are not four versions of the same thing, and the differences are large enough to change what a flooring appointment looks like. St. Louis County is the one that is smaller now than it was at the 2020 census base, 1,004,501 then and 992,929 by the 2024 estimate, and its housing stock carries a median year built of 1969 in the American Community Survey five year estimates for 2020 to 2024. Older stock, more layers, fewer assumptions that survive contact with a tape.

Warren County and Lincoln County sit at the rural end of the same map, and manufactured housing is a real share of both, 10.0 percent in Warren and 14.0 percent in Lincoln. A manufactured home is a different install from a stick built ranch, and a county where that many of them exist is a county where the question gets asked at the front of the call. St. Charles County sits between those two ends rather than at either one, and that middle position is the fact that most shapes the work here.
